Commercial Roof Inspections: What Good Looks Like
Inspection types, cadence, and deliverables — what a professional commercial roof inspection should cover, what it costs, and how the inspection file becomes your most valuable roof asset.
Why inspections are the highest-ROI money on a roof
Roofs rarely fail suddenly; they fail unobserved. Nearly every expensive roofing outcome — saturated insulation, voided warranties, denied claims, emergency replacements — has a missed-inspection story underneath it. The inspection program is how a roof becomes a managed asset instead of a recurring surprise.

What a competent visual inspection covers
Field membrane (seams, punctures, blisters, scrim exposure); flashings at every wall, curb, and penetration; drainage — drains, scuppers, gutters, evidence of ponding; edge metal and parapets; rooftop equipment curbs and abandoned equipment; interior ceiling check below known trouble spots. Deliverable: a dated written report with located photos — not a verbal “looks fine.”
Decision framework: build the program
- Set the cadence — semi-annual plus post-storm is the defensible baseline: it is NRCA’s published recommendation, and manufacturer warranty maintenance terms commonly require the same six-month interval.
- Decide who inspects. Options: your roofer (convenient; mind the incentive), an independent consultant (cleanest incentives; costs more), or trained in-house staff with an escalation path. Many portfolios blend these.
- Standardize the record. Same checklist, same photo locations each visit — trend data is the point.
- Fund the follow-through. An inspection that finds problems nobody fixes is theater. Pair the program with a maintenance budget.
Common mistakes
- Only inspecting after leaks appear — the roof equivalent of skipping physicals.
- Accepting reports without photos or locations.
- Letting the roofer’s inspection double as a sales survey without independent check on big findings — get a second opinion before major scopes.
- Ignoring the interior: ceiling stains are inspection data.
- Not inspecting after other trades (HVAC, solar, telecom) work on the roof — dropped screws and unsealed penetrations are classic.
Cost considerations
Routine visual inspections are inexpensive relative to what they prevent — often bundled into maintenance agreements. Moisture surveys price by roof size and method. Independent consultant inspections cost more than contractor inspections and are worth it at decision points. CRI has not yet validated typical price ranges and will not publish numbers until it has.
Frequently asked questions
Can we inspect our own roof? Basic housekeeping checks, yes — clear drains, flag ponding, photograph changes. But membrane and detail evaluation benefits from trained eyes, and warranty terms may specify who must perform inspections.
Do drone inspections replace walking the roof? They complement it: excellent for documentation, steep or unsafe areas, and thermal imaging at scale; they can’t probe a seam or lift equipment skirts.
What should we do with old inspection reports? Keep everything, forever. The file is cumulative evidence of condition and care — the exact thing insurance disputes and warranty claims turn on.
