What a roof coating is

A fluid-applied elastomeric layer — typically silicone, acrylic, or urethane — installed over an existing membrane, metal, or BUR/mod-bit roof after cleaning, repairs, and priming. It restores weathering surface, adds reflectivity, and defers tear-off. It does not add plies, fix wet insulation, or forgive a failing substrate.

These are the standard trade characterizations, drawn from manufacturer literature and trade practice rather than independent testing — and RCMA itself cautions that ponding capability is product-specific, not a chemistry-wide guarantee. Verify the specific product’s data sheet, not the category’s reputation. Hybrid systems (urethane base + silicone top) are common on demanding roofs.

When a coating is the right call

  • Membrane aged but dry (verified by moisture survey) and well-adhered.
  • Leak history limited to details, not field saturation.
  • Owner wants roughly another decade of service without tear-off disruption (RCMA’s published figure is “10 years or more” per properly applied cycle) or wants to phase capital.

When it is the wrong call

  • Wet insulation beyond small, replaceable areas. There is no single industry cut-off for how much saturation disqualifies a roof — thresholds vary by manufacturer and surveyor, so get the number that governs your warranty in writing.
  • Poor adhesion substrate (aged PVC late in plasticizer loss, chalked or contaminated surfaces failing pull tests).
  • A roof at structural or attachment end-of-life — coatings don’t fix uplift.

Decision framework

  1. Moisture survey (infrared or capacitance). Wet areas are cut out and replaced, or the coating conversation ends.
  2. Adhesion pull tests on the actual roof, not brochure claims.

  • Coating over moisture — blistering and adhesion loss (buyer’s failure, not the product’s).
  • Under-application — thin mils age out early; require wet/dry mil logs.

  • Wrong chemistry for the exposure — acrylic in ponding zones being the classic.

Cost considerations

Coatings typically price well below replacement, varying with repair scope and system — a trade estimate quoted in coating-industry press puts silicone restoration at roughly half the installed cost of tear-off, but that is a manufacturer executive’s figure, not independent benchmarking, and repair scope can move it substantially. Coatings may also qualify as maintenance expense rather than capital improvement in some situations (tax treatment is fact-specific — consult your CPA), and many can be recoated at end of cycle, compounding the deferral.
