The candidacy tests

  1. Moisture: infrared or capacitance survey. Saturation beyond small replaceable areas ends the coating option.
  2. Adhesion: field pull tests on the actual membrane.
  3. Structure & attachment: a roof failing wind-uplift or holding water in structural low spots needs correction a coating can’t provide.
  4. Substrate age & chemistry: late-life brittle PVC and heavily alligatored BUR need specialist judgment; aging TPO/EPDM/metal in sound condition are the classic candidates.

The economics, honestly

Coating economics dominate when the roof passes candidacy: lower cost, no disruption, possible expense treatment, renewable cycles. But add the hidden lines before deciding — required repairs and cut-outs, recoat obligations to keep the warranty, and the fact that a coated roof still carries its original insulation value while a replacement usually must meet current energy code. On energy-code-driven roofs, replacement closes more of its cost gap than the sticker prices suggest.
