What actually decides it

  • Labor market reality. In most regions, experienced BUR kettle crews are scarce; a system’s theoretical life means little without the crew that builds it well. This single factor drives most new-work decisions to mod-bit.
  • Occupancy sensitivity. Odor, kettle staging, and hot-work windows make BUR hard on occupied properties; self-adhered mod-bit is the least disruptive asphalt option.
  • Institutional precedent. Campuses with BUR standards, in-house familiarity, and long holds can rationally keep specifying it.
  • Structure. Replacing graveled BUR with lighter systems can relieve structural margin — or complicate wind design; engineering, not preference.

Common mistakes

  1. Assuming “tar and gravel” must be replaced in kind — successors range from 2-ply SBS to single-ply; run the comparison.
  2. Buying 2-ply mod-bit priced as if it carried 4-ply BUR redundancy.
  3. Ignoring hot-work insurance requirements on torch and kettle jobs — verify the contractor’s program and your carrier’s notice requirements.

FAQ

Is mod-bit just “modern BUR”? Functionally, yes — polymer-modified factory plies replacing field-built ones. The trade-off is fewer plies for far better consistency.

Our BUR is fine but old. Must we plan its replacement as BUR? No. Assess condition first (coating candidacy), then compare successors openly when the time comes.
