What PVC is
PVC (polyvinyl chloride) roofing is a thermoplastic single-ply membrane with hot-air welded seams, installed fully adhered or mechanically attached. Plasticizers keep the sheet flexible; reinforcement fabric gives it dimensional stability. It predates TPO by decades and was the original welded-seam single-ply.
Where it fits
PVC earns its premium in specific exposures:
- Restaurants and food service — animal fats and grease degrade TPO and EPDM; PVC resists them.
- Chemical and industrial exhaust environments.
- Buildings that need proven welded seams with a longer track record than TPO’s.

Decision framework
- Exposure test. Grease, chemicals, exhaust? PVC moves to the top of the list.
- Premium test. No special exposure? Price PVC against TPO on the same assembly spec and ask what the delta buys.
- Longevity test. Verify thickness — thicker sheet (60 mil is a common long-hold specification) buys weathering reserve — and confirm the warranty’s terms on membrane thinning and weathering.
- Late-life plan. Old PVC can resist re-welding as plasticizer departs; budget end-of-life earlier than the leak calendar suggests.
Common failure modes
- Plasticizer migration — the membrane stiffens and grows brittle with age; cracking follows, typically late in life.
- Shattering in cold snaps — a failure mode associated with some early-generation PVC formulations decades ago. Formulations have since changed, but the episode is why inspectors watch aged PVC for brittleness.
- Flashing and penetration failures — as with all single-plies, the details fail before the field.
Cost considerations
PVC typically prices above TPO and EPDM for comparable assemblies — the premium varies by market and by how much PVC work local installers do. As with all systems, insist on full-assembly quotes and identical thickness/attachment specs when comparing bids — regional installed-cost ranges vary too widely to state a single national figure honestly.
Maintenance guidance
Semi-annual inspections; keep grease containment systems maintained (containment failure is a leading avoidable killer of restaurant roofs); clear drainage; add a detailed weld-and-seam check to the routine once the roof is past mid-life, when plasticizer-related stiffening begins to show.

Frequently asked questions
Is PVC “better” than TPO? Neither is categorically better. PVC buys chemical resistance and a longer welded-seam track record; TPO usually costs less. The building’s exposures decide.
Why do restaurant roofs specify PVC so consistently? Grease. Exhaust fats degrade TPO and EPDM membranes and void warranties; PVC formulations resist them.
