What commercial metal roofing is

Two fundamentally different products share the name:

  • Standing seam: panels joined at raised seams with concealed clips that let the metal expand and contract. No exposed fasteners in the field. The premium, long-life system.
  • Exposed-fastener (screw-down): panels fixed with thousands of gasketed screws through the face. Cheaper, faster, and shorter-lived — the gaskets and fastener holes are the system’s aging surface.

Substrates are typically galvalume/galvanized steel or aluminum (coastal), finished with paint systems (PVDF/“Kynar” at the premium end). Finish-warranty terms vary widely by coating grade — read the actual warranty document rather than the brand name.

Where it fits

Sloped commercial roofs (warehouses, retail, schools, agricultural/industrial), owners with 30+ year horizons, and severe-hail or wildfire-exposed regions. Aluminum standing seam earns its premium in coastal salt exposure. For low-slope buildings, metal enters mainly as retrofit framing over failed flat roofs — a niche, engineered decision.

Decision framework

  1. Slope test. Metal is a water-shedding system with manufacturer-specified minimum slopes (structural standing seam goes lowest). On dead-flat and near-flat roofs, stop; this is membrane territory.
  2. Horizon test. Holding 20+ years? Standing seam’s cost-per-year usually wins. Shorter horizon or budget-driven? Exposed fastener with honest maintenance planning.
  3. Environment test. Coastal → aluminum; hail country → thicker gauge + impact ratings; check insurer credits for both.
  4. Detail test. Metal roofs leak at penetrations, transitions, and terminations. Complex roof geometry erodes metal’s advantage.

Common failure modes

  • Fastener/gasket aging (exposed-fastener systems) — the dominant mode.
  • Sealant fatigue at laps, curbs, and terminations — exposed, field-applied sealants age on cycles far shorter than the panels and need periodic renewal. (Concealed butyl seam sealant is a different story: the MCA service-life study projected it can approach the panels’ own life.)
  • Coating chalk/fade, then substrate corrosion — watch cut edges and scratches.
  • Oil-canning (cosmetic waviness) — an appearance issue, not a leak.
  • Dissimilar-metal corrosion where copper, treated lumber, or rooftop equipment contacts panels.

Cost considerations

Standing seam carries one of the highest first costs in commercial roofing and one of the lowest costs-per-service-year on long holds. Exposed-fastener is among the cheapest — priced honestly only when decades of fastener maintenance are in the model. Insurance credits (hail, fire) vary by region and materially change the math. Regional installed-cost ranges vary too widely to state a single national figure honestly; compare full-assembly bids on identical panel, gauge, and finish specifications.

Maintenance guidance

Annual visual inspection (drones do this well), sealant and closure checks, prompt touch-up of scratches and cut edges, keep panels clear of debris and incompatible metals. Exposed-fastener owners: budget the fastener re-tightening/re-gasketing cycle — commonly published trade guidance puts fastener checks and replacement at roughly every 5–10 years. Frequently asked questions

Will hail total a metal roof? Hail usually dents metal rather than puncturing it — a cosmetic-vs-functional distinction that matters in claims. Check whether your policy carries a cosmetic-damage exclusion for metal roofs; these exclusions have become common enough to verify rather than assume either way.

Can solar mount on standing seam? Yes — clamp-on attachments need no penetrations, which is one of standing seam’s quiet advantages.

Is a metal roof loud in rain? Over insulated commercial assemblies, no more than any other system.
